Listing home inspections are perfect for the home owner who plans on selling their home. Sales are killed due to the buyer's surprise at the "condition" of the home. It might look o.k. from the outside, but have expensive technical, safety, or functional problems without the owner's knowledge such as mold, radon or termite infestation. Having the home inspection prior to selling the house is the best way to identify, repair or disclose the issue found in the professional and licensed home Inspection report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner. |
